When is the best time to sell?

Late winter (or false spring as we call it here in Colorado) to late spring has been one of the more opportune times to list property over the last few years. The start of the year brings an energized buyer pool, concurrent to a season where inventory is still developing (demand>supply = good time to list).


Over the past decade the ideal window to sell has shrunk from the first 7 months of the year (ending on the 4th of July), to just after Memorial Day. Last year our expansion phase culminated just after Easter (very early) - mostly due to the ongoing (higher) interest rate climate.

The above considered, the Front Range Homes market (Boulder & Denver) remains seller friendly, so there isn’t a bad time to sell necessarily, just different considerations depending on the product and neighborhood.

I’ve posited it here before and will again - 2025 is going to be a markedly different market than year’s past. Rates are high (yet coming down as of recent due to uncertainty and equity market tumbles).

Inventory is rising… quickly - and in all of the markets we follow has already posted double digit growth year-over-year.

I’m on the lookout for absorption rates. If inventory growth outpaces buyer demand for a second year in a row, we will be broadly entering into balanced market territory. Acutely, a balancing market presents some of the best opportunities on both sides of the equation.

​​​​​​​Properly prepared players (buyers + sellers) who come into the game with a deep understanding of how to win usually do in this type of market. Others who remain oriented in the past, or with unrealistic expectations of the future, will continue to fail.


​​​​​​​I find this market extremely energizing as each transaction and client is requiring an increasingly bespoke approach, requiring us to really dig deep to understand and achieve their long-term goals.
