My crystal ball tells me we’re in for an interesting year in 2025. Broadly, economic uncertainty (see recent stock market volatility, economic policy transitions, and geopolitical strife) will continue to (always) make headlines as this is the type of news people will read. Yes, some of this will trickle down to local markets, mostly through interest rate behavior and consumer sentiment.
Locally, I expect a market to develop in 2025 unlike any we’ve had in the last decade. 2024 was the year of inventory relief (growth). We’ve been in some semblance of a seller’s market for 10 years, and the balance of power is starting to tip (in some micro-markets) towards a bit of buyer favor. Concurrently we have a higher interest rate environment and as of writing this, we are flirting again with 40 years highs.
What does it all mean and how can we prepare?
I can understand how one might think that listing a property in 2025 could be tricky, and my response to that is yes and no. Local markets continue to outpace national markets, and demand remains strong. Indeed there may be less buyers out as it relates to active inventory, however well positioned (marketed, priced, prepared) homes generally do very well in the Front Range. As of writing this, I'm learning of a listing of ours in Central Boulder priced over $3M that is receiving 3 offers after only one weekend of showings….the buyers who are out there are motivated.
Sellers, please come on with your absolute A-game, in both the preparation and the positioning of your home in order to have the most success. Buyers are scrutinizing their next home closely and will have options. My specialty is listing properties with the pinnacle of marketing, online presence, and curating perfection for the in-person showing experience. I'm looking forward to leveraging these in what promises to be a competitive market to list in 2025.
Those of you looking to buy a home will have more options and market ‘noise’ to manage. Come out focused and hone in on what works. This year there will be more opportunities to capture properties under market value more than in year’s past (my last buy-side closing was over a quarter million dollars under list price), yet there will still be competition for great homes. The more command you have of what will work, the greater the opportunity to capitalize will be.
I’m especially excited to be working with a very deep roster of clients looking to enter into the market and to optimize their transactions this year. Please keep in mind that Real Estate transactions are informed by numbers, driven by life changes, and because of this there is always opportunity.

While sold price is certainly a ‘notable’ differentiator - I propose every transaction is notable given their gravity for/in my client’s lives.
